The rooftop has grills and seating, which is nice to enjoy in summer months! my husband and I unfortunately are moving out of New York and need someone to take over the lease from June 1 to August 31. We also received approval from our landlord directly. Ideally, this apartment will come unfurnished, but keeping photos of furniture here to envision the space.

Just to clarify since it’s not clear in my description, this would be a lease re-assignment for three months starting June 1 through August 31 (directly with landlord) and then in August during the renewal period, you will have the option to renew the lease for one year or two years starting September 1. Just to clarify this is not a sublease, this is a lease reassignment with renter application 40x the rent requirement.

For 9/1/2025, there will be a 2.75% increase upon renewal.
Guarantor is fine, they would need to qualify based off 80x the rent, therefore $3,500 x 80!

And lastly, with standard New York application would include first month rent and security deposit which can be made with credit card payment method. SD is fully refundable after term. Rent can be paid with credit card going forward as well.

There no broker fee, which is a plus!

And utilities are not included, you would need to setup gas (National Grid) for oven, electricity (Con Ed) and internet service provider (Verizon).
